Latin America and the Caribbean face a housing crisis that affects millions of people. More than 30% of the urban population lives in inadequate conditions, with limited access to basic services and no security of land tenure.

The housing deficit is both quantitative and qualitative:

  • It is estimated that an additional 11% increase in the current housing stock is required to meet the quantitative deficit liability.
  • About 23% of the existing housing stock is in precarious conditions that require urgent improvements in infrastructure and habitability.
  • In some countries, the cost of urban land can reach up to 25% of the final value of a social housing unit, which has a direct impact on affordability for low-income families.
  • The growing mismatch between income and prices is compounded by the high level of informality in the labor market, as well as the low level of development of the housing credit market and the restricted access of people with informal incomes to credit, especially long-term credit.

In this context, the Housing Yearbook for Latin America and the Caribbean 2024, prepared by CAF and the Lincoln Institute of Land Policy, emerges as a key tool for understanding housing and financial market dynamics, identifying gaps, and promoting more effective and sustainable housing policies.

The Yearbook provides a comprehensive analysis of the housing sector, with detailed information, among other dimensions, on:

  • Access to financing and mortgage credit.
  • Land and housing prices in key urban markets.
  • Impact of informality on housing and employment.
  • Public policy strategies and success stories in the region.

Welcome and introduction (10 min)

  • Representatives from CAF and the Lincoln Institute of Land Policy will explain the importance of the Yearbook and its relevance in the formulation of evidence-based housing policies.

Key findings of the Yearbook (10 min)

  • Claudia Magalhães Eloy, editor of the Yearbook, will present the most relevant data and analysis of the report, addressing the challenges and opportunities in access to housing, financing and urban planning in the region.
